Start with the county number, then set it aside

Clay County’s median sale price was $364,990 in March 2026 and $365,250 in April. That’s the middle of everything in the county, from an older two-bedroom in the town core to waterfront.

Fleming Island generally sits above that, and how far above depends on which part you’re in. So the county median is useful as a sanity check that you’re in the right universe and useless as a target for your specific house. Anybody who quotes it to you as your value is not doing the work.

Know which Fleming Island you’re in

The name covers a lot of ground and the ground isn’t uniform.

Eagle Harbor and the newer developments generally date from the 1990s forward, which is a completely different housing era than the older parts of the market. That matters for what a buyer’s inspector finds and what a carrier will write. A house built in 1997 does not carry the cast iron drain lines and original panels that a 1974 house does.

Association structure varies too. Some of Fleming Island carries a homeowners association, and elsewhere in Clay County you’ll find community development districts, most notably Oakleaf’s Double Branch and Middle Village. Find out exactly what rides on your parcel, because buyers qualify on a monthly payment and assessments are part of it.

Pull your own record first

Before you look at a single comparable sale, get your own facts straight at the Clay County Property Appraiser. Write down four things:

  • Recorded heated square footage. This is what an appraiser uses, not what your old listing said.
  • Bedroom and bath count as the county has it.
  • Year built.
  • Sales history, including what you paid and when.

If the record doesn’t match what’s standing there, stop and deal with that before you price anything. An enclosed lanai or a converted garage that never got permitted means the appraisal comes back on the county’s number, and every calculation you did off the larger figure is wrong.

Find closed sales, not listings

Listings are what people hoped for. Closings are what people got.

You want sales that actually closed in the last six months, in your specific neighborhood, on houses of similar size, age, and condition. Same subdivision if you can get it, because Fleming Island contains several with different builders, different eras, and different fee structures.

Then adjust for condition honestly. A neighbor’s house that closed after a new roof and an updated kitchen is not a comparable for yours with a 19-year-old roof. It’s the same house in a different state, and the gap between them is money. Clay County District Schools earned its sixth consecutive A from the Florida Department of Education, and 98% of the district’s schools are rated A or B. Fleming Island High is among the district’s top-performing schools in the state’s reporting.

What that’s actually worth to you is more subtle than sellers assume. In a county where nearly every school is an A or a B, the specific zone rarely closes or kills a deal the way it might in a market with wide swings between zones. It’s a floor rather than a lever. What it does do is widen your buyer pool to include every family who was worried about schools before they started looking.

Name the schools in your listing rather than saying “great schools nearby,” which every listing in Florida says. And confirm your zone with the district rather than assuming it’s the nearest building, because boundaries get redrawn. Clay County District Schools is the place to verify it.

The number nobody quotes you

Here’s the one that matters most and gets left out of every conversation about price.

In April 2026, the typical Clay County seller took around 94.8% of asking. Your list price and your closing price are not the same number, and the difference is not a rounding error.

So when somebody tells you what a house “went for,” find out whether they mean what it was listed at or what actually closed. Those get confused constantly, and building your expectations on a list price is how sellers end up disappointed at a number that was always going to be the outcome.

What actually moves your value here

Four things, roughly in order of how much they matter.

Condition of the roof and whether it’s still insurable, because a buyer who can’t get a binder can’t get a loan. Whether the county record matches the house. Your flood zone, since Zones A and AE are Special Flood Hazard Areas requiring flood insurance with a federally backed mortgage, and Clay County’s maps are being redrawn with revisions anticipated for spring 2027. And what monthly assessments ride on the parcel.

Get two real numbers before you decide anything
